It is a misconception that your property search begins by looking at properties. Your first step is consulting a mortgage broker. Keep in mind CREDIT UNIONS are a great option and can offer alternative loan products that Banks Can not.
Make sure to discuss Down Payments!
And make sure to mention the type of property you are purchasing. FHA loans, for example, RARELY work when buying a "horse farm".
Find a buyer's Agent
Pick a buyers agent that works for you!
Different Real Estate Brokers have different areas of expertise. Make sure your broker is qualified to help you!
If you are looking at Commercial Real Estate, then pick a broker who specialized in Commercial Real Estate. If you are looking for a Rural Property then pick a Rural Property expert!
Pick Geographic Location
Commute. Schools. Square Feet. Acreage.
Often times your mortgage pre-qualification amount will have a lot to do with the area you will eventually move to. That is why it's so important to find out how much you qualify for in the first place.
Not prequalified yet? Go back to step 1 !!
with your Buyers Agent
Your buyers agent will be able to take your wish list, combined with your mortgage prequalfiication and set up showings on your behalf.
Your buyers agent, retained through a buyers agency agreement, will also be able to help you save time by previewing properties for you.
TRUST in your buyers agent. If she's only showing you 5 of the 20 properties "you found on zillow"...there's a very good reason for this.
He or she will not want you to waste YOUR time looking at properties that will not work.
Make sure you have your "pre qualification letter" ready to submit to your buyers agent. It will be required for many showings and it is very important to allow you to move on any well priced properties before someone else buys them!
Some buyers may take offence to being asked for this but the reality is it is perhaps the most important part of searching for your property.
Make an offer
All offers must be in writing and backed by proof of funds or a mortgage pre-qualification. There is much more to an offer than just price. Closing dates, contingencies, inspections, furniture that is included. When purchasing a horse property the offer can be even more complicated. This is where Step 4 will pay off. Working with a dedicated, retained buyers agent will save you in the long run. Save you money by mistakenly buying the wrong property and save you time by making sure you purchase offer protects you!
